Surgery, imaging, isolation, boarding and dental each change the building in a different way.

The space, and which services the practice will offer now and later. Those two decide almost everything about the buildout.

What each service adds

None of these can be added cheaply afterwards.

  • Surgery: pressure relationships, scavenging, cleanable finishes.
  • Imaging: physicist-designed shielding, structure, power.
  • Isolation: negative pressure and dedicated exhaust outside.
  • Boarding: structural sound isolation, drainage, air changes.
  • Dental: additional exhaust, water and equipment rough-in.

And what you will add later

Practices grow into services. Providing electrical capacity and an exhaust route during the original buildout costs very little and saves an expensive, disruptive project in a clinic that is seeing patients.

Ask what the practice intends in five years, not just what it opens with.

The two that constrain the space

Isolation and boarding both need exhaust to outside, and boarding needs neighbors who will tolerate it.

Those two are why some tenancies simply cannot be full-service practices, and it is worth knowing which before a lease is signed.
